Between the rains of the wet season (December to July) and the harsh sun of the dry season, a facade renovation lasts 8 to 12 years here, versus 15 to 20 years in mainland France. On a 30-unit residence, a works levy of €3,000 to €6,000 per unit is nothing exceptional.

Air Conditioning: The Number One Item in the Overseas Departments
Maintaining the air conditioning of a rental in the overseas departments is not optional. A poorly serviced split unit loses 20 to 30% efficiency in a year, blows out a moldy smell and ends up breaking down during a traveler’s stay — with a negative review guaranteed.
- Preventive maintenance: filter cleaning every month (your manager can handle it), full disinfection and gas check by a refrigeration technician twice a year, i.e. €90 to €140 per split unit per year.
- Lifespan: 6 to 8 years for a split unit running daily, versus 12 to 15 years in mainland use. Budget for replacement: €900 to €1,400 including installation per unit in Cayenne (equipment 20 to 30% more expensive than in mainland France because of freight).
- For a two-bedroom with 3 split units: a smoothed annual budget of €600 to €800 between servicing and depreciation.
Humidity, Mold and Pests: The Permanent War
With 80 to 90% humidity, everything that can mold will mold: seals, poorly ventilated ceilings, mattresses, the backs of furniture pushed against walls.
